Quit being such a tightwad. If you are going to ACTUALLY sell it yourself,
then spend the $$ and run some ads.

Otherwise just go list it with a Real Estate agent. So it'll cost a few
points- big deal! The peace of mind from filing the correct paperwork and
doing it correctly (and legally) will worth the price!
